To help your appraisal go as well as possible, here’s a simple checklist:
Before the visit
Tidy & stage: Clean, declutter, vacuum, dust—present it as you would for a showing.
Curb appeal: Sweep/weed walkways, mow, water plants, and make the entry clean and
welcoming.
Full access: Make sure every room (including closets, garage, utility rooms,
attic/basement) is accessible.
Tenants: Give the required notice so the appraiser has full access to all areas.
Pets: Secure pets and clear any obstacles.
Lights & maintenance: Replace burnt bulbs; make minor fixes (door latches, dripping
taps) so nothing looks neglected.
Bring/prepare for the appraiser
Upgrades list: Printed list of recent updates (what, when, approximate cost)—e.g., roof,
HVAC, electrical, flooring, appliances.
Docs (if available): Permits, warranties, receipts, survey, and rental details (if applicable:
lease terms, rent, utilities).
Neighbourhood context: If you have recent comparable sales, feel free to share, they’ll
do their own analysis, but it’s helpful context.
During the visit
Be courteous, then give space: Greet them, provide your info and upgrade list, then let
them work. Save questions for the end.
